St. Augustine splits neatly into two very different jobs. Downtown and through Lincolnville and the historic district, you have homes built long before central air existed, with plaster walls, no meaningful attic chase, and in many cases review requirements on anything visible from the street. Cutting conventional ductwork into those houses ranges from destructive to impossible. Ductless mini-splits solve it: a three-inch lineset penetration, zoning room by room, quiet indoor heads, and no soffit boxing down the middle of a room that has looked the same for a century. Outdoor unit placement is a real design conversation here, not an afterthought.

Then there is the other St. Augustine, out toward World Golf Village, the SR-16 corridor and up into the Ponte Vedra and Nocatee side. Those communities went up fast with builder-grade equipment, and the practical consequence is that entire streets reach the ten-year mark at the same time. We see the same model number fail three houses in a row. The good news is that these homes usually have serviceable duct and a clean layout, so a properly sized replacement is a straightforward upgrade rather than a renovation.

Coastal exposure matters on the island and along the Intracoastal too, though less aggressively than on the open Atlantic beachfront. On St. Augustine Beach and Vilano we still recommend coil protection and regular fresh-water rinses as basic maintenance rather than an add-on.
